Rental Process & Application Disclosure
Application Fees:
Application fees are $75 per person over 18 years of age. The application fee is NON-REFUNDABLE and must be paid in order for the application to be processed. Incomplete applications will not be considered. Some Homeowner Associations may require a separate application and fee, if this is the case you are required to also submit and adhere to their requirements. Applicants with pets will be subject to a separate pet application fee of $20 for the first pet and $15 per pet after that.
PET SCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS:
A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal related policies, we use a third-party screening service and require EVERYONE to complete a profile, even if you do not have any pets and/or animals. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Application Processing:
Every person over 18 years of age that will reside in the household must submit a completed rental application; blank entries will not be accepted. We require copies of a valid driver’s license or ID card to be submitted with each application. You will be required to submit 2 months of current paycheck stubs in order to verify income and employment. Processing time of the application is approximately 3 business days but can take longer for homeowner associations or unforeseen circumstances. You will be contacted by phone, email, or mail upon determination of approval or denial. No rental property will be held vacant for more than 2 weeks unless otherwise approved by homeowner. Upon receipt of your completed application & fee, you authorize that we will check public records for any past evictions, verify your employment and income, verify previous rental history, pull your credit report, and perform a national criminal background check. We encourage you to disclose any information that you feel may compromise your approval prior to submitting an application. Once you have been notified of your approval, you must pay a holding fee equal to half of the security deposit amount within 48 hours or the property can be rented to someone else. This holding fee can be paid with money order or cashier’s check and will be applied to the security deposit amount upon lease signing. The holding fee is NON-REFUNDABLE; in the event you fail to enter into a lease agreement or take possession of the property you shall forfeit these funds as liquidated damages. Due to the high demand for rentals, no property will be held off the market for more than 48 hours without securing the holding fee. All properties are rented in AS-IS/AS-SHOWN condition and all applicants must see the property in person prior to submitting an application.
Resident Selection Criteria:
Applicants must have a combined household gross income of at least two times the monthly rent amount. All income must be verifiable in writing. Self-employed applicants may be required to provide 2 years of tax returns or Form 1099 and/or bank statements upon request.
A minimum of 2 years of satisfactory rental history is required. We reserve the right to require a co-signer and/or a higher security deposit. Co-signers are accepted at the Property Manager’s discretion and must meet the same selection criteria to qualify. Previous rental history must reflect timely payments, sufficient notice of intent to vacate, no complaints, and no damage to rental property. We will perform a national criminal background check on every applicant. All arrests and/or conviction will be addressed on a case-by-case basis and may or may not affect the approval decision.
Your credit report and/or FICO score will be reviewed however your approval or denial will not be based solely on these findings.
Our pet deposits/fees are based on a sliding scale. Discounts will be made for multiple pets with owner approval.
• 5 paw rating $250.
• 4 paw rating $300.
• 3 paw rating $350.
• Less than 3 paw rating will be presented to the property manager and/or property owner for review. The deposit/fee for any pet that scores less than 3 paws will be $500+, depending on the reason(s) for the score.
The Access Real Estate Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $55.00/month, included in the monthly rental payment.
Your RBP may include, subject to property mechanics or other limitations:

• One-time late fee or NSF waiver.
The Landlord requires Tenant obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.
To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.
Option 1: Do nothing. Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by Access Real Estate for additional coverage details. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy.
Option 2: Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your landlord. It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $45 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.

• Policy is purchased from an A-rated carrier • Policy meets or exceeds the required $100,000 in property damage and legal liability
• Access Real Estate is listed as additional interest

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.
