Rental Process & Application Disclosure

Application Fees:
Application fees are $50 per person over 18 years of age. The application fee is NON-REFUNDABLE and must be paid in order for the application to be processed. Incomplete applications will not be considered. Some Homeowner Associations may require a separate application and fee, if this is the case you are required to also submit and adhere to their requirements.

Application Processing:
Every person over 18 years of age that will reside in the household must submit a completed rental application; blank entries will not be accepted. We require copies of a valid driver’s license or ID card to be submitted with each application. You will be required to submit 2 months of current paycheck stubs in order to verify income and employment. Processing time of the application is approximately 3 business days but can take longer for homeowner associations or unforeseen circumstances. You will be contacted by phone, email, or mail upon determination of approval or denial. No rental property will be held vacant for more than 2 weeks unless otherwise approved by homeowner. Upon receipt of your completed application & fee, you authorize that we will check public records for any past evictions, verify your employment and income, verify previous rental history, pull your credit report, and perform a national criminal background check. We encourage you to disclose any information that you feel may compromise your approval prior to submitting an application. Once you have been notified of your approval, you must pay a holding fee equal to half of the security deposit amount within 48 hours or the property can be rented to someone else. This holding fee can be paid with money order, cashier’s check, or ACH debit from your bank account payable online through tenant portal and will be applied to the security deposit amount upon lease signing. The holding fee is NON-REFUNDABLE; in the event you fail to enter into a lease agreement or take possession of the property you shall forfeit these funds as liquidated damages. Due to the high demand for rentals, no property will be held off the market for more than 48 hours without securing the holding fee.
*All properties are rented in AS-IS/AS-SHOWN condition and all applicants must see the property in person prior to submitting an application.

Resident Selection Criteria:
Applicants must have a combined household gross income of at least 3 times the monthly rent amount. All income must be verifiable in writing. Self-employed applicants may be required to provide 2 years of tax returns or Form 1099 and/or bank statements upon request.
A minimum of 2 years of satisfactory rental history is required. We reserve the right to require a co-signer and/or a higher security deposit. Co-signers are accepted at the Property Manager’s discretion and must meet the same selection criteria to qualify. Previous rental history must reflect timely payments, sufficient notice of intent to vacate, no complaints, and no damage to rental property. We will perform a national criminal background check on every applicant. All arrests and/or conviction will be addressed on a case by case basis and may or may not affect the approval decision. Your credit report and/or FICO score will be reviewed however your approval or denial will not be based solely on these findings.

Pet Policy:
A separate pet application, picture of animal, and a $25 pet application fee (for each animal) must accompany this application to be considered. Any application for dogs will be required to obtain and maintain a current renter’s insurance with a canine liability policy naming the property owner as an additional insured in order to be approved. A $250-$750 (depending on number and type/breed of pets) pet deposit (refundable) or pet fee (non-refundable) is required for each property with pets.
